Managed IT Property Management
the building network is a tenant amenity. Also a liability.
Managed IT property management work across SoCal — multifamily residential, commercial office, mixed-use, and HOA management firms. Yardi Voyager, AppFolio, RealPage, MRI integration. Multi-property network architecture. Smart building IoT. CCPA-aware tenant data protection. The building network is the tenant amenity — and the liability.
Managed IT property management — distributed properties, distributed IT, centralized accountability
Managed IT property management covers the most distributed footprint of any vertical: a typical PM firm operates 10-500+ properties, each with its own internet circuit, equipment closet, cameras, access control, and amenity tech. Tenant data carries Fair Housing Act and CCPA/CPRA exposure. Smart building tech expands the attack surface quarterly.
The engagement: Yardi, AppFolio, RealPage, Buildium, or MRI integrated to daily operations (leasing, accounting, maintenance, resident portal), multi-property network (hub-and-spoke with SD-WAN, or fully distributed by portfolio), smart building IoT segmented from corporate IT (access control, cameras, EV chargers, lockers, amenity WiFi), tenant data flow documented for CCPA, and standard managed IT operating the PM office.

Three property management IT realities a generalist MSP will miss
Property management IT has a distributed footprint with centralized accountability and consumer-data exposure.
Distributed properties = distributed IT problem
Every property has its own internet, equipment closet, cameras, leasing office endpoints, and amenity tech. Generic MSP that treats this like a single-site customer creates 10-500x the management overhead and 10-500x the failure points.
Tenant data is regulated
Resident and commercial tenant data falls under Fair Housing Act, California Civil Code 1798 series, and CCPA/CPRA. Breach notification requirements apply. Generic MSP that doesn't scope tenant data flow creates compliance and liability exposure.
Smart building expands attack surface every quarter
Access control, IP cameras, EV chargers, package lockers, amenity WiFi, smart thermostats, IoT submeters — every quarter brings a new device class. Without segmentation discipline, smart building IoT becomes the attacker's entry point.
Why choose WCC for property management managed IT
Property management IT requires multi-property network architecture, PropTech platform fluency, smart building integration, and CCPA-aware tenant data handling.
22+ years SoCal infrastructure
Two decades of multi-site SoCal infrastructure work. Property portfolios are a standard customer pattern.
Yardi · AppFolio · RealPage · MRI
PropTech platform integration depth across the major property management systems. Resident portal, accounting, maintenance.
SD-WAN hub-and-spoke
Multi-property network architecture using SD-WAN, MPLS where required, or fully distributed depending on portfolio.
CSLB + DIR registered
Active California contractor license. C-7 · C-10 · C-28. Full license stack for property TI, access control, and camera installation.
The six property management managed IT capability areas
Each capability scopes to your portfolio size, PropTech stack, and smart building maturity.
Yardi / AppFolio / RealPage / MRI
PropTech platform integration. Resident portal, accounting, maintenance, leasing workflows. PropTech vendor remote access documented and monitored as a control point.
Multi-Property Network
SD-WAN hub-and-spoke architecture, MPLS where required, or fully distributed depending on portfolio size. Centralized policy, distributed enforcement. See SD-WAN.
Smart Building IoT
Access control (Brivo, Verkada, Avigilon), IP cameras, EV chargers, package lockers, amenity WiFi, smart thermostats, IoT submeters. Segmented from corporate IT.
CCPA-Aware Tenant Data
Tenant data flow documented. Data minimization, encryption, retention policies, breach notification pipeline ready. Fair Housing Act handling. CCPA details.
Office + Mobile
Property management office endpoints, leasing agent endpoints, maintenance staff mobile devices. MDM for field maintenance tablets. M365 Business Premium standard.
SOC + Incident Response
Managed SIEM + EDR sized for distributed property portfolio. 24/7 SOC. IR plan documented for CCPA breach notification timelines.
Property management managed IT — common questions
Yes. WCC supports the full Yardi portfolio — Voyager, Breeze (smaller portfolios), and the Yardi Elevate suite. The Yardi platform itself is your contract with Yardi Systems; WCC integrates the surrounding network and endpoints, manages Yardi vendor remote access as a control point, and operates the property management office IT. Same model for AppFolio, RealPage, Buildium, and MRI Software.
Hub-and-spoke architecture is the standard pattern: centralized policy at the management office (or cloud-hosted), distributed enforcement at each property. SD-WAN provides the connectivity and centralized policy management. Each property gets a standardized network kit (firewall, switch, AP) provisioned from template and centrally monitored. New property onboarding becomes a repeatable process, not a custom project.
California CCPA (expanded by CPRA in 2023) applies to PM firms meeting threshold tests (revenue, data subject count, or data sales revenue). Tenant data — applications, leases, payment info, maintenance history — is subject. Requirements: data minimization, right to know/delete/correct, opt-out of sale, breach notification. WCC documents data flow, implements retention policies, and prepares the breach pipeline.
Yes. Access control (Brivo, Verkada, Avigilon), IP cameras (Verkada, Avigilon, Hanwha, Rhombus), EV chargers, package lockers, amenity WiFi, smart thermostats, and IoT submeters are all standard deployments. The discipline is segmentation: smart building IoT goes on its own VLAN with firewall policy controlling what it can reach. Without segmentation, IoT becomes the attacker's entry point. WCC enforces the boundary.
Tiered. The property management office (the central hub) carries the foundation cost — centralized managed IT, PropTech platform integration, security stack. Each property adds incremental per-property cost scaling with network complexity, endpoint count, and smart building footprint. Larger portfolios (50+ properties) get further volume discounting because the operational model is templated.
HOA management firms manage common areas, board governance, and association financials rather than individual unit operations. IT model is similar (PropTech platform, distributed properties, smart building IoT, tenant data) with two adjustments: board reporting workflows are heavier (executive committees, audit committees, annual meetings), and data scope spans individual owner data plus association financial records. WCC adjusts accordingly.
